We have a new vendor! Our past vendor sold out of his snowplowing business. The new vendor is SnowCountry Solutions. And they are willing to do driveways if you need plowing service. Thank you to all who attended. Thank you David Davis for your time on the board. Gustin Martel was elected as replacement. Mr. Crouch, Southwood and Smolen were re-elected to their positions. Two new lots on Ranch Rd were accepted as members. No changes to dues for this year. Ranch Water District Meeting July 22nd 1PM - 3PM Ranch Water District will hold its annual meeting July 22. All members are welcome to attend. You may also send your questions or comments ahead of time to waterops@ranchhoa.org. The meeting will be held at the offices of Chrysler and Gordon at 120 Village Ln, Bigfork, 59911. 2023 Annual Meeting
We held the Annual HOA Members meeting and Water District Elections on Sunday, June 11th at 2PM at the High School Lobby. Thank you to those that attended. May 13, 2023 Just want to say a special thank you to all who helped and worked on our Spring Cleanup Day! We sure got a lot done in just a few hours thanks to the number of hands we had helping! THANK YOU! Annual Meeting Notice - July 11, 2022 2PM We held our Annual HOA Meeting on July 11th at 2PM at the Bigfork High School. We held elections for the positions whose terms were expiring. We also held public elections for the Water District board positions that were expiring at this meeting. 2021 Annual Meeting - (June 13, 2021) We held our Annual HOA Meeting on June 13th at 2PM at the Bigfork High School (in the lobby, same as last year). We held elections for the positions whose terms are expiring. We will also held public elections for the Water District board positions that are expiring at this meeting. Minutes and decisions of this meeting will be posted soon. 2020 Annual Meeting - (June 14, 2020) We held our Annual HOA Meeting on June 14th at 2PM at the Bigfork High School. We held elections for the positions whose terms are expiring. We also held public elections for the Water District board positions that were expiring at this meeting. An amendment to the Architectural Building rules was discussed and passed. You can view those changes under the Covenants Page. Spring Clean-up Day - (May 23, 2020 10am - 2pm) We did our spring cleanup and held a simple cookout--thanks to all who attended! Paving Complete! (July 17, 2019): Thank you for your cooperation during our two day construction. Special thanks to Robin Shanks at Saddlehorn for working with us too! Seal Coating is Complete (Aug 2019) We fought weather, delivery trucks driving thru wet sealant, but we got it done! Thanks again everyone! Sealant may seem cosmetic, but it seals all the tiny holes and cracks that allow water to penetrate and swell when it freezes...the good asphalt we have will last longer by keeping up with this. 2019 HOA Annual Meeting (June 23rd 2PM) The annual meeting was held at the public grade school cafeteria. New officers were elected and a new Noise Abatement Rule was ratified. Agenda for the meeting can be seen here. Spring Cleanup Day (May 18th 10AM) Thank you to all who attended and worked to keep our neighborhood looking so good! 2018 Fall Cleanup Day (Oct 20th 9AM) The Ranch HOA held the fall clean-up day Saturday, Oct 20th at 9:00AM. We met at Jerry Berendt's home at 628 Pommel Drive. We had a great turnout and the work went really fast--many hands makes it really easy! Thank You! HOA Annual Meeting was (June 7, 2018) We updated the residents on all the HOA business and answered your questions. We also held elections for the open positions. If you are interested in being on the board, please send an email to: treasurer@ranchhoa.org by May 15th. Spring Cleanup Day (May 19th, 2017) Thank you to all that helped! We would like to say a special thank you to all the people that helped with our Spring Cleanup Day! We got a lot done and our roads and green areas are looking so much better! Thank You! Sept 8, 2016: Special HOA Meeting A special meeting was held September 8th, 2016 to seek input from our homeowners and provide information about maintaining our roadways and how to finance this cost through a dues increase. The presentation can be accessed by clicking here. 9/30/2015 Update: All road repairs were conducted and we've also added gravel on the edges of Ranch/Latigo where there was a deep drop at the edge. Fire Safety. We received some very helpful information from the DNRC regarding making our homes and surrounding properties fire safe. To learn more, you can check out the website and view the documents we were given by clicking this link. Emergency Exits. Living with the threat of wildfire is serious here in Montana and your HOA has and continues to make every effort to keep our neighborhood safe. We mow the roadsides, clean up common areas and enforce state rules regarding vacant property. We also maintain passable emergency exits in the event Ranch Road was blocked down to Highway 35. The emergency exit is at the top of Pommel Drive exiting into Saddlehorn via the gate. The gate has a chain that can be undone in an emergency. A separate exit path off Latigo Road is maintained. The path is accessed by undoing the two chains on the middle post and simply lifting the post out of the way. A map of the exits can be seen by clicking here. We encourage you to keep your family and guests informed regarding these exits.
