HOA Dues, Rules and Dates

The Ranch HOA dues are set by your Ranch HOA Board.  

The HOA offers a discount of $50 if dues are paid in full by the 31st of January each year. No discount is applied if any payment is received after January 31st.

Upcoming Dues will be $900 per year or $850 if paid in full by January 31st of each billing year. Click here for a copy of this year's Dues Notice.

The following is a recap of the new billing and collection rules that were approved April 10, 2019:

1. Bills for the next fiscal year will be mailed on September 1st of the current year.

2. There will continue to be a discount for full payment received by January 31st of the billing year. You may send a check or pay online below (with service charge).

3. Any dues not paid by April 30th of the budget year will be considered past due and subject to legal action.

4. After January 31st of the billing year, only full payment is allowed and all discounted options are no longer available.

From our Bylaws: ARTICLE XI: ASSESSMENTS
As more fully provided in the Declaration, each Association member is obligated to pay to the Association annual and special assessments that are secured by a continuing lien upon the Property against which the assessment is made. Any assessments that become delinquent shall bear interest from the date of delinquency at the rate of twelve (12) percent per annum, PROVIDED that the prevailing rate shall not exceed 6 points above prime rate as required by Montana law. The Association may bring an action at law against the Owner personally obligated to pay the same, or foreclose the lien against the Property, plus interest. Costs and reasonable attorney’s fees of any action shall be added to the amount of assessment. No Owner shall waive or otherwise escape liability for the assessments provided for here, by non-use of the Common Area or abandonment of his Lot.

You Can Also Pay Your Dues Online with a Credit Card (2024/25)

In an effort to offer a more flexible way to pay your dues, we are now allowing residents to pay their dues online via Stripe using a credit card.  Because we have to pay transaction fees and a percentage, the amounts charged are slightly higher to offset the fees charged by Stripe.

Your invoice may have said "pay with Paypal". We have ceased using Paypal and we are using Stripe, please disregard the typo and we'll update the invoices next year--our apologies for the possible confusion.

Please Note: Paying online IS NOT MANDATORY and simply offered as a convenience to our members--YOU CAN STILL SEND A CHECK for the exact dues amount if you do not wish to use our online payment method.
